For the most part, when you replace the kitchen countertop or move the dishwasher, the remodeling project does not become that complicated, and changing the structural integrity of your kitchen won’t become an issue. However, when your kitchen remodel calls for removing the walls and floors, particularly when city permits, and codes are involved, it’s time to bring in a professional or structural specialist. Though the word “engineering” can often evoke the fear of God himself, it doesn’t have to be a difficult event.
The 1st Step
For the more complex interior remodeling projects, you will first need a complete analysis of the existing structure. Ideally, Mitchell Construction will be involved from the beginning to help understand the project from an architectural or structural point of view. Knowing what is possible or practical early in the process can help prevent design challenges and unexpected costs later. Mitchell Construction has an in-house structural team that will make the entire design process more streamlined. With structural specialists focused on items that require building analysis and engineering, the rest of the design team can start evaluating options and working on other parts of the project to expedite the process.
Open floor plans – present challenges
We find that many homeowners want an open-concept floor plan, and unfortunately, with older houses, that means knocking out walls. Before we can just demolish or knock down any walls, though, we visit your home to assess the structural integrity of your home.
Our team will ensure that the walls they want to remove are load bearing, then from there, a design staff will draw up the blueprint as-built condition so we can estimate what it would take to replace that wall with a beam, a post on either end of it, and then its footings.
We have the relationships
If you’re doing a complicated interior remodeling project and there’s a dramatic structure change, you’ll definitely need a permit. One of the greatest benefits of working with Mitchell Construction is that we have relationships with the city to get the job done quickly the first time. It saves a tremendous amount of time from having to submit through the normal channels
typically, your plans and calculations are submitted to an inspector, and we get this process usually done within half of the time of most companies!
Ensuring the proper load
Few people enjoy visiting the crawl spaces of their homes. Fortunately for our clients, the crawlspace is the first place we check to investigate if there’s concrete underneath your load path.
